Charmouth, Dorset

Redevelopment of former manor house

The brief for this site, was to work with the development company in Charmouth to produce a scheme that complemented the existing buildings on the site and located within the AONB.

The scheme incorporated the conversion of the existing front section of the Manor house into four residential homes, with 2x 2-Beds and 2x 3-Beds, with an extension at first floor level to create additional floor area. The rear wing of the Manor, which was a later addition, was split from the manor, with the stairwell demolished, to create a detached dwelling. This was extended further towards the rear of the site to create a stunning four/five bedroom property. There was a Section 106 on the barn, which limited its usage to managers accommodation only for the previous use of the Manor house, which was a large holiday let. We obtained planning permission to remove this condition to create a stand along dwelling for the barn conversion and remodel the layout to create a four bedroom property.

Finally, at Modarc we obtained planning permission for a new build five bedroom family home within the centre of the site. Planning permission was granted first time, despite the site being located outside of the development boundary, situated in an AONB, world heritage site and other localised conditions relating to drainage and surface water in Dorset.

Working with Archend Visuals, we assisted in putting together the marketing information for the estate agents to generate leads and sales during the construction process.
