Our first meeting will help us get to grips with the parameters and goals of your architectural design project, so we can formulate the most sensible and effective project plan moving forwards. Following this meeting with a property or site visit gives us hands-on understanding of the scope and scale of the project, and any advantages and pitfalls that may arise. 

To gain planning permission at Modarc we work through policies closely with the planning officer, policies such as impact on the AONB, conservation areas, instability zones and world heritage sites. These policies are common in the areas we frequently operate in, such as Lyme Regis, Charmouth and Seaton.

No two design projects are the same. Each and every one of our architectural designs are tailored to each individual project. Equally, the end goal of every project is unique. Establishing the main cornerstone of the project, be it budget, size, sign or a combination of the three, will be taken into account in crafting successful and targeted conceptual plans.

Jim is also well versed in the unique set of landscape and site problems that Lyme Regis and the surrounding area - while beautiful - can sometimes pose. His architecture design projects have been successful in a multitude of problematic environments, from tight (or non existent) vehicular access, flood risk areas and sensitive sites in conservation areas. We know how hard it is to get a good balance between space, design and cost… well that’s why we are here to help.

Our first meeting will help us ascertain a working relationship and an understanding of what you are trying to achieve. A walk through of the property/site will allow a full understanding of any advantages/pitfalls with the project.  We will always try to iron out any issues before building works commence to allow for a smooth building programme.

Our designs are tailored to each individual project. A big factor in the design process is to work out the driving force behind the project, whether it is budget, size or design. This can be critical in terms of our conceptual plans.

With the nature of the area in which he operates, there have been some tricky sites to overcome, whether it is tight access or no vehicular access, a flood risk area to locate a new school, sensitive sites in conservation areas, Jim loves a challenge.

There is no specific size of job that Jim will undertake with recent projects ranging from porch extension, kitchen extensions, new dwellings through to designs for a new school and a Mill conversion into 9 dwellings. Over the years and with his local connection, Jim has built up a variety of trades, allowing him to recommend contractors to undertake the work, whatever the project. How it works

A typical planning submission will include the following:-

  • Initial Meeting on site to discuss requirements, aims and ideas

  • Estimate of cost of work

  • Survey of existing building

  • Creation of full CAD drawings to show existing elevations and floor plans

  • Creation of full CAD drawings to show proposed elevations and floor plans

  • 3D plans / visualisations can be provided upon agreement

  • Completion of all other necessary documentation as required by the planning department including Design & access statement and building regulations.
